J.Lamar Ferren here and I want to personally thank you for coming to my website.Style: New Breed Real Estate Investing
Snapshot: My blog focuses on real estate investing and heavily on marketing. I also talk about the the importance of developing yourself as a successful being, as well as the importance of building genuine relationships with others. My intent is to get new and seasoned investors to see beyond the traditional ways of doing business and begin thinking, investing, and attracting wealth outside the box.
Now, let me tell you a little bit about myself…
I’m a 26 Year old Real Estate Investor/ Online Marketer from New Jersey. (Exit 2
) At the age of 18 I went into the military, traveled the world, was deployed to Iraq/Kuwait twice, and after 5 1/2 years I came to the conclusion that it was time to move onto bigger and better things. By that I mean, it was time for me to stop taking orders and be my own boss. During my time in the military, I met my wife Mary and we have been married for almost 6 years. We have 3 children, ages 6yrs, 3yrs, and 3mos. (1 Boy and 2 girls).How I was introduced to Entrepreneurship and My Journey to becoming a Real Estate Investor and Online Marketer
Anyway, the thing that made me really want to be my own boss was when a fellow soldier/friend of mine approached me about getting into a small business. At first I laughed it off, but when I realized he wasn’t kidding, I began to listen closely to what he had to say. Actually this was the first time I heard the phrase, “Be Your Own Boss”. That is when he really grabbed my attention.
We actually got into Network Marketing. It was funny because someone randomly approached us while we were hanging out and pretty much gave us the spill on their business. Ever heard of Quixtar? I’m sure you have. lol If you haven’t, then I’ll give you the short story. Basically you buy quality products online that you could normally get offline. The thing was by getting these products online you could now spend time doing other things besides having to get dressed, get the kids ready, head out to the car, drive 10-20 miles to the mall or to the department store, run into the store and get whatever it is you wanted it, then have to carry the products back to your car, and finally back to your home.
Meanwhile, who knows how long that took you, not to mention the amount of gas you used… This is how the business was explained to me and it made so much sense at the time. It was a no-brainer. People can just have these products delivered to their front door. Then to make things even better, they had a residual income opportunity in place. Basically I could make extra cash by telling other people about my business and getting them to join my team. Then I would get a check every month and would help them do the same!
It all sounded great, until….
The Nightmare I experienced in Network Marketing
We signed up… They told us to tell as many people as we could about this business. Family…Friends… Everyone! We did in home presentations, we did mall presentations, we did parking lot presentations. We even dressed up in suits and went door to door on our military base. That was pretty funny.
Anyway, to make a long story short, we didn’t get anyone to join our business… NOT 1 PERSON! It was very frustrating and we were losing so much money. We had to buy products to meet the monthly volume and we had to pay for our traveling and marketing expenses. It was a nightmare….
What I learned from that Nightmare
However, one thing I learned from all of that, which would have made my experience much better… You must always TARGET your customers. You want to go after people who already have an interest in what you’re doing. We were told to go after any and everybody. Sounds great in theory, but try putting it in to practice and you’ll be wasting just as much time as we did.
Anyway, we dropped that business and my friend and I parted are ways. Apparently if you’re in the military, whenever Uncle Sam says it’s time to pack up and move, you have to do it!
Why I got Into Real Estate
At this point, I’m still motivated about being my own boss, so I started reading a lot about the Entrepreneur lifestyle. It was very intriguing, which is why I felt the need to make some changes in my life. I stumbled onto a site about Creative Real Estate Investing. I felt that I hit the JACKPOT! I bought the course immediately, not even knowing what Real Estate Investing was. lol However, just looking at the concept of controlling a home without a credit check and little to no money down was very appealing to me. Not to mention Cashflow! So I decided that this would be my passion!
Why I began failing at Real Estate
Attempting to do real estate deals while in the military was tough. The mission was one thing, but my main problem was that I would over analyze every move and it took a toll on my progress. In fact, it took me 2 years after purchasing that course to make anything happen.
I have no one to blame but myself. I had Mentors and I didn’t really communicate with them like I should have.
The point Where I began to FINALLY succeed at Real Estate
However, once I decided to take control of my life, thats when I started to see change. Change your mind and you can change your life!
Although getting out of the military was a risk because of my family, I had it under control. I think it was Robert Kiyosaki who said, “When there’s control, there is no risk…” Something like that. lol Anyway, I hope you get my point.
Once I made the decision to get out, I then contacted my Mentors and told them I was ready
to make it happen. I flew from Virginia down to Florida to go see them and after 2 years of not doing
any deals and being sick and tired of being sick and tired… I completed 8 deals in one day! My mentors set me straight that day and it really paid off. This is when I officially became a “New Breed” Investor.I’m not telling you this to impress you, but to impress upon that you can literally start changing your life today! Will change come over night? No! You know I can’t say that. Although, I did 8 deals in one day, I still had to get buyers, which I was successful at on most. (However, that’s a whole other story. lol)
Why I took another stab at Network Marketing
Anyway…Fast forward to today, and I’m doing everything I can to stay outside of my comfort zone
(failure zone) and do Whatever It Takes to live life on my terms, spend as much time as I can with my family, and travel all around the world. My goal is to help as many people as I can do the same!I actually got back into Network Marketing because I discovered everything I was doing wrong and what I really needed to be doing in order to succeed. After connecting with like minded entrepreneurs who were experts at this, I was finally able to have people join my businesses, finally able to produce really good income, and finally able to teach others how to do the same with confidence. Im actually an Online Marketing Coach for Network Maketers and other entrepreneurs wanting to work from home. This is what I do aside from Real Estate.
