You can actually use any Free Classified site. Unfortunately every ad won't contain the phone number because it isn't required. You can also get numbers from the newspaper classifieds. I think the older the better. (6 months or less is where I cut it off)

@lamonte, Craigslist and Backpage are the two top sites I use for this strategy. I ended up shutting down hotleadsondemand.com to adjust the site. If you still need to use this type of system, then go to http://www.voiceshot.com It’s like 12 cents per lead.

I've found what seem to be some pretty good deals but there are no contacts. Are there any sites that you know of that include contact info?

hey I’ve enjoyed all the tools on your site but one concern I’ve had is I cant find FSBO’s phone numbers in order to had them to my excel list. I know there has to be a way around the laws because I still get calls. lol From what I hear, you have to make the leads opt in and then you can call them. Bascially they are giving you permission to do so. This is why companies like Ibuzz are still around. They're using opt in lead lists. So as an update to what I posted above...I'd set up a squeeze page, make the seller or buyer lead opt in for more information, give them some content, and also capture their phone number, so I can do a blast that week. I'd tell you just to wing it, but I'm not here to set anybody up. lol

To be honest Justin, I haven’t used this method in a while. Quick question:
How do you go about factoring in the rehab cost? Do you purchase the property first and then ask for a estimate or do you get an estimate first. If the second, do you call multiple contractors to the property of what?
Just trying to find the most efficient way to put together my loan package.
